A $450 million residential tower has been proposed at the eastern edge of Beverly Hills, and the developers of the project are intended to have an impressive presence at the city entrance on Wilshire Boulevard.
Millennium Partner Los Angeles submitted plans to Beverly Hills officials last week to build a 34-storey skyscraper. If approved, there will be 249 units, most of which will be market rate apartments. Developers will set aside 22 units to rent as affordable apartments.
The eastern part stands on land occupied by a strip mall at an unusually wide intersection where San Vicente Boulevard crosses Wilshire diagonally.
“It’s what we call the ‘bow tie’ intersection and an incredibly visible site as it forms the eastern gateway to Beverly Hills,” says architect Gary Handel. I did. “I’m very excited about this particular site.”

“That’s not the market we’re aiming for,” said Mario Palumbo Jr., managing partner at Los Angeles, a millennium partner. “It’s a very different product.”
At an average of 1,500 square feet, the Eastern units are smaller than other condos in the Beverly Hills market, with prices below $3 million, Palumbo said. Available in sizes ranging from studio to 3 bedroom units.
There are two restaurants on the first floor, with 473 parking spaces spread across three underground and four above-ground levels. The green cascades the sides of the four-storey parking podium. Handel said the building was intended to “fix” to the location and welcome pedestrians.

Handel is the founder of Handel Architects, which designs the East with Landscape Architecture Firm Rios.
Former Beverly Hills mayor Willie Bryan approved the East in a statement, saying, “it was what the city requested in its general plan when it thoughtfully designated the facility at the Gateway as a suitable location for multifamily homes and increased density.” He said.
Eastern is designed to maximize density with a location adjacent to mass transport and a large structure of similar height planned for the city of Los Angeles, already in existence and from the project site. Palumbo said. The site is located near future metro stops on Wilshire and Rasienega Boulevards, which are scheduled to open this year.
“We have high-rise housing where we belong, and we are adding it more critically to the urban housing stock,” Palumbo said.
Millennium Partner Los Angeles is the local division of New York developer Millennium Partners and is known for building large-scale projects such as San Francisco’s Millennium Tower. The lawsuit was resolved and the slope was arrested after a major foundation upgrade, Palumbo said.
In Hollywood, Millennium Partners proposed a $100 million residential and office development, including two high-rise towers adjacent to the famous Capitol Record Tower. Millennium Partners challenged the findings, but last year they retracted the request from the city of Los Angeles for approval to build the project.
